Job Description Job Description Position Summary The Commercial Real Estate Property & Transactions Manager is responsible for overseeing the operational performance of a portfolio of commercial properties while managing real estate transactions including acquisitions, dispositions, leases, renewals, and amendments. This role serves as a key liaison between ownership, tenants, brokers, legal counsel, and internal stakeholders to ensure properties are operated efficiently and transactions are executed strategically and in alignment with business objectives. Key Responsibilities Property Management & Operations Oversee day-to-day management of a portfolio of commercial properties, ensuring high standards of maintenance, tenant satisfaction, and regulatory compliance Manage third-party property managers, vendors, and service providers, including contract negotiation and performance oversight Review and approve operating budgets, CAM reconciliations, and capital expenditure plans Monitor property financial performance, rent collections, expense controls, and variance reporting Coordinate capital improvements, tenant improvements, and major maintenance projects Leasing & Transactions Lead and manage real estate transactions including acquisitions, dispositions, leases, renewals, extensions, assignments, and amendments Collaborate with brokers, attorneys, and internal teams to negotiate lease terms and transaction documents Conduct financial analysis, market research, and due diligence for proposed transactions Manage transaction timelines, approvals, and closings to ensure deadlines are met Maintain accurate lease abstracts and transaction records Tenant & Stakeholder Relations Serve as primary point of contact for tenants regarding lease obligations, escalations, and operational issues Support tenant retention strategies and resolve disputes in a timely and professional manner Prepare and present reports and recommendations to senior leadership Compliance & Reporting Ensure compliance with lease terms, insurance requirements, and local/state regulations Maintain accurate property, lease, and transaction data in internal systems Prepare executive summaries, dashboards, and ad hoc reports as needed Qualifications Required Bachelor’s degree in Real Estate, Business, Finance, or a related field 5 years of experience in commercial real estate property management and/or transactions Strong understanding of commercial leases, financial analysis, and real estate operations Proven experience managing multiple projects and deadlines simultaneously Proficiency with Microsoft Excel and real estate management software (e.g., Yardi, MRI, Argus, or similar) Excellent customer service, negotiation, communication, and organizational skills Preferred Experience with acquisitions and dispositions CPM, RPA, CCIM, or similar professional designation Experience managing office, industrial, retail, or mixed-use assets Familiarity with capital planning and construction management Key Competencies Strategic thinking and problem-solving Financial acumen and analytical skills Attention to detail and accuracy Relationship management and collaboration Ability to work independently and as part of a team Compensation & Benefits Competitive salary commensurate with experience Annual bonus potential Comprehensive health, dental, and vision benefits Retirement plan with employer contribution Paid time off and holidays Professional development opportunities Equal Opportunity Statement University Real Estate LLC is an equal opportunity employer and is committed to creating an inclusive workplace.
