Position Title : Licensed Title Officer*

(*Must hold a current Title Agent/Title Officer License in the United States in the real estate title insurance field from your state Dept. of Insurance)

Location : Remote

Required Licensing: Any US State Dept. of Insurance Title Agent/Officer License

Pay Structure

  • Base Salary Range: $60k-$85K
  • Commision Range: $20-50 per file closed (based on a tiered structure & after base required minimum reached)
  • Annual Team Bonus: Team= $1k-10k
  • Annual Individual Bonus= $1k-5k
  • Tenure Package= $1k raise each anniversary (up to 10 years)
  • Recruitment Commission= $2k upon your candidate's completion of the 90-probation period

Probation Structure

WNTCO has a 180-day probation structure:

  • Days 1-90: we evaluate your adaptation to our company structure and environment
  • Days 90-180: we evaluate your work production, teamwork adaptability, and impact to the team

Schedule

  • Minimum 8-hour shifts
  • Minimum Monday to Friday
  • Office hours: M-F 8am to 5pm (PST)
  • Overtime as needed and required (After Hours and Saturdays)

Experience Required

  • 7+ years title examiner and title search experience with at least 7+ years examining and resolving title chain history
  • 7+ years as a licensed title officer/agent

(or)

  • 10+ years as an assistant with a current title agent license

Must be familiar with rural areas and lot n block (farms, ranches, water rights):

  1. Title Processing: 7+ years (Required)
  2. Title Examining: 7+ years (Required)
  3. Title Curative: 7+ years (Required)
  4. Familiar with Commercial property (Preferred, not required)
  5. Risk & Issue management: 7 years (Preferred, not required)
  6. Commercial property experience (Preferred, not required)
  7. Foreclosure (Preferred, not required)
  8. Short sale (Preferred, not required)
  9. REO experience (Preferred, not required)

Internet Connection (Required)

  • 50 /100 Mbps (minimum)

Essential Functions

  • Performs title examination to examine the chain of title for a wide range of title orders, both residential and commercial
  • Average monthly volume is 30-50+ files
  • Analyzes records, such as mortgages, liens, judgments, easements, vital statistics, plat and map books, and property surveys to determine ownership and legal restrictions and to verify legal description of property and completeness of records
  • Analyzes the effect of probate, foreclosures, building court cases, and bankruptcy proceedings on title insurance. Examine trusts, wills, and affidavits of heirship.
  • Uses technical bulletins and other resources to evaluate and resolve problems
  • Review and approve a variety of documentation including deeds, operating agreements, trusts, wills, affidavits of heirships, corporate resolutions, partnership agreements, and state filed Articles of Incorporation and Articles of Organization
